General Conduct

Respect the Heritage: Guests must be mindful that the villa is located within a UNESCO World Heritage Site. The Fort is also home to a longstanding community. We endeavour at all times to be respectful both of the Fort’s heritage and of our neighbours. We ask that guests also adhere to these principles.

Adhere to Local Laws: All guests must comply with the laws of Sri Lanka. Illegal activities, including the use of illegal drugs and firearms, are strictly prohibited on the premises. 

Registration: For security and compliance with Sri Lanka Tourism regulations, all guests' passport details/National Identity Card numbers will be recorded upon arrival. 

Guest Limits: Only guests listed on the reservation are permitted to stay overnight in the villa. The number of guests is strictly limited to the number of guests listed on the reservation.

Commercial Use: Commercial photography, filming, or any events intended for profit are prohibited without the host's prior written permission. If permission is granted, fees may apply. If official permits are required for photography (including the use of drones) or filming, including but not limited to any events authorised at the property, it is the responsibility of the guests to obtain those permits and to provide such permits to the villa management.  

Villa Amenities and Environment 

Quiet Hours: To respect the residential neighbours within the Fort, quiet hours must be observed between 10:00 PM and 7:00 AM. Music cannot be played during quiet hours. Excessive noise or disruptive behaviour is not permitted at any time, to respect our neighbours. 

No Smoking Indoors: Smoking, including vaping and e-cigarettes, is strictly prohibited inside the villa. Designated outdoor smoking areas are available in the courtyard and on the roof terrace. Guests must properly dispose of all cigarette butts. Smoking indoors will result in a deep clean fee of $100.

Energy Conservation: Guests are required to turn off all lights, air conditioning, and other appliances when leaving the villa or when they are not in use, in line with sustainable practices. 

Waste Disposal: Guests must follow the specific instructions provided by the host for garbage separation and disposal to help maintain cleanliness and adhere to local waste management rules.  

Miscellaneous

Staff Interaction and Conduct: Treat all villa staff, including the manager, and housekeeper, with respect. 

There is a zero-tolerance policy for abusive language or aggressive behaviour towards staff. Violation of this policy may result in removal from the villa without a refund. 

Do not interfere with staff duties or access the separate staff quarters. 

Please provide meal requests to the staff with adequate notice to ensure the best service. 

Property Use and Exclusive Facilities: Guests have use of the villa amenities, including the roof terrace & courtyard. 

There is 24-hour security on-site. Nevertheless, please ensure all doors and windows are secured when leaving the property.

Guest and Visitor Policy: Unauthorised overnight guests are not permitted. 

Day visitors (ie anyone not registered on the reservation) are limited and must be approved and managed by the Villa Management for suitability and numbers. Day visitors must leave the villa by 11.00 PM.

Parties are not permitted on the premises.  

Health and Safety: Smoking is restricted to the courtyard and roof terrace. 

Anyone under the influence of strong alcohol or illicit drugs will be asked to leave the villa immediately, and no refund will be issued. 

Service Requests:

All external services (e.g. airport transfers, safaris, massages, yoga lessons, excursions and experiences) should be arranged through the Villa Manager to ensure quality and coordination. 

Please note: failure to adhere to these house rules may result in a fine, early termination of the stay without refund, or a claim filed through the booking platform's resolution centre.
